Nothing puts a wrench in homeownership like finding out you have to redo your roof. Improperly working gutters, damages, and age are just a few things that your home inspector should address. Sometimes roofs require simple improvements to fix the issue, but a complete replacement will cost you.

Improperly installed vent fans, especially in bathrooms, are a common issue found in inspections. Moisture problems, such as mold, can easily grow in a poorly ventilated room. Inquire about any “cold spots” in the house, which can indicate poor insulation.
 

Foundation Issues

A solid foundation, both literally and figuratively, is the basis of happy homeownership. Any structural damage you see can be evidence of bigger issues, and should be addressed first and foremost.
