Income-Producing Properties for Sale

Adam Parsons January 29, 2020

Here are the details of two great income-producing properties my team recently listed.

The Adam Parsons Group recently listed two very nice income-producing properties, and we’re discussing them today.

The first, which you can view at 0:25 in the video above, is located at 737 Avenue Road. It’s a four-unit detached property with three-car parking in the back. The gross income for all units is $123,000, and the net is $103,000. We don’t have a list price yet, but we estimate it will be around $1.4 million with a cap rate of 3.5%.

“These two properties are centrally located, completely tenanted, and have never had a problem being leased.”
The second property, featured at 1:19 in the video, is located at 5 Markdale Avenue. This is an eight-unit property with a gross income of $159,000 and a net of $140,000. We estimate the asking price will be around $4.4 million.

These two properties are centrally located, completely tenanted, and have never had a problem being leased. Furthermore, we already have a property manager in place for both of them.

If you’re interested in purchasing either property or would like to know how we calculate our net incomes and cap rates, don’t hesitate to reach out to me. I’d love to speak with you.
