It’s February—we’re in the middle of winter and snow is still on the ground. Many homeowners fall under the misconception here in the GTA that the best time to sell a home is in the spring. In reality, winter can be a great time to sell! Let’s take a look at a few reasons why:

1. There’s less competition. Before March, there will be fewer listings on the market, making it easier to attract buyers’ attention to your home. The law of supply and demand is on your side if you list before the spring market.

2. Buyers are more serious. There’s generally a sense of urgency from buyers who are looking for homes in the winter. If they’re willing to face frigid weather and snow to look at houses, that indicates they’re motivated to make a purchase.

3. End-of-year bonuses. Many people who work in the banking industry, for example, receive their bonuses at the end of the year, giving them some funds to start house-hunting.

In January and February this year, we’ve already seen a few houses in our neighborhood selling for more than their asking price with multiple bids. That shows now is a great time to list your home on the market.
