We just had a property that was listed on the market with another brokerage for about three or four months. Then we came in. The seller said we needed to resolve the problem because she’s trying to downsize her home.

In my experience over the last 30 years in the business, I’ve found that homes fail to sell for two main reasons: price and condition.

 

  If both the price and condition of the property are in order, usually things end up working out well for our sellers.

 

We came to her home, beautified it, redid the floors and fireplace, and put in a new kitchen. They didn’t even spend a lot of money; it just took 45 to 60 days taking care of the home. We priced it pretty aggressively, and in five or six days, we had 60 showings and 20 people came through the open house—it sold for over $100,000 more than the asking price!

If both the price and condition of the property are in order, usually things end up working out well for our sellers.
